The leak you can’t see is the one that costs you
Visible leaks get fixed fast — nobody ignores a dripping ceiling. It’s the concealed ones that do the damage: the hot water line weeping under a slab for a year, the garden supply pipe feeding Perth’s thirsty sand a swimming pool’s worth of water each quarter, the cracked drain quietly washing away the soil under your paving. By the time they surface as a damp wall, a lifted floor or a shocking bill, they’ve usually been running for months.
Professional leak detection exists to shortcut that story. With acoustic equipment, thermal imaging and systematic pressure testing, a hidden leak that would once have meant exploratory demolition gets found from the surface and marked to a hand’s width — and the repair opens one small spot instead of a wall.
How we hunt a hidden leak
We work from cheap and certain toward specialised, and we don’t skip steps:
The meter never lies. Everything off, meter watched. If it moves, water is escaping; if it doesn’t, your bill mystery is a running toilet, irrigation program or metering issue — all cheaper problems. We also test toilets immediately: a silent cistern leak is the most common false “hidden leak” in Perth.
Isolate before detecting. Pressure testing sections — hot vs cold, house vs garden — tells us which pipe leaks before we search for where. It halves detection time and it’s why our visits usually locate the leak in one appointment.
Listen and look. Acoustic ground microphones pick up the signature hiss of water escaping under pressure, through slab, soil or paving. Thermal imaging reads the temperature signature of a leaking hot water line through floor coverings — the warm patch your bare feet found first. Between them, the leak gets marked precisely on the surface.
Drains leak too. Not every leak is on the supply side. Waste and stormwater pipes crack and leak each time they’re used — feeding persistent damp, musty smells and soil subsidence with a perfectly still water meter. Those we find with the CCTV drain camera, and fix with targeted drain repairs — usually without excavation.
